4. Website Use

4.1 Acceptable Use

  • All prices are in British Pounds (GBP) and include VAT where applicable
  • Payment confirmation will be provided upon successful transaction
  • Failed payments may result in booking cancellation

5.3 Cancellation Policy

  • Cancellations must be made at least 48 hours before check-in
  • Cancellations within 48 hours may incur charges
  • Refunds will be processed within 5-10 business days
  • No-shows will be charged the full booking amount

6. Landlord Terms

6.1 Management Agreements

  • Management agreements are typically for 3-5 year terms
  • Properties must meet our quality and safety standards
  • Landlords must provide all necessary legal documentation
  • Regular property inspections will be conducted

6.2 Guaranteed Rent

  • Rent is guaranteed regardless of occupancy
  • Payments are made monthly in advance
  • Rent reviews may occur annually
  • Early termination may incur penalties

6.3 Property Standards

  • Properties must comply with all relevant safety regulations
  • Gas and electrical safety certificates must be current
  • Properties must be in good decorative order
  • We reserve the right to make necessary improvements

7. Tenant Terms

7.1 Tenancy Agreements

  • All tenancies are subject to successful referencing
  • Tenancy agreements must be signed before occupation
  • Rent is payable monthly in advance
  • Security deposits are protected in government-approved schemes

7.2 Tenant Responsibilities

  • Keep the property in good condition
  • Report maintenance issues promptly
  • Allow access for inspections and repairs
  • Comply with all tenancy agreement terms

7.3 House Rules

  • No smoking inside the property
  • No pets without prior written consent
  • Respect for other tenants and neighbours
  • No subletting or assignment without consent

8. Fees and Charges

  • Management fees are clearly outlined in service agreements
  • Fees may vary based on service level and property type
  • Additional charges may apply for extra services
  • All fees are subject to VAT where applicable

8.2 Tenant Fees

  • No tenant fees are charged in accordance with the Tenant Fees Act 2019
  • Security deposits and rent in advance are required
  • Charges may apply for breach of tenancy terms
  • Utility bills are included in our all-inclusive packages

9. Liability and Insurance

9.1 Our Liability

We maintain professional indemnity insurance and are members of relevant property associations. However, our liability is limited to the extent permitted by law.

9.2 Client Responsibilities

  • Landlords must maintain appropriate property insurance
  • Tenants should obtain contents insurance
  • All parties must comply with health and safety requirements

9.3 Force Majeure

We shall not be liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, or pandemic restrictions.
